What's the catch?

There is no catch. In fact, our listing agreement gives you the ability to opt out at any time instead of locking you into a contract for months like many other agents require. If you failed to do your job you could expect to be fired. We expect the same!

A note on transaction fees and “base commissions”: Many brokerages now charge a “transaction fee” or a “broker base commission” on each real estate transaction. These fees are similar to the “docking fee” you may have encountered when purchasing a vehicle. Some agents are even going so far as to raise this fee 3, 4, or even 5x what their brokerage actually charges!

Even if you do not hire us, please ask every agent you interview what his or her total transaction fee or broker base commission is, and find out what portion of that fee their brokerage is charging and what amount they are adding on. That advice alone will be worth the time it takes to read this information!

How are we able to charge half the commission that some other agents charge?

Like many other industries, the real estate industry has seen great changes over the years in the way we do business. The amount of information now directly available to the consumer is greater than ever before, and online comparison shopping is now the norm.

 

The ease with which information can be pushed directly to consumers has made it possible for agents to market real estate listings to more people with less effort. This has brought the cost of marketing each listing down significantly, and we have chosen to pass this savings along to our valued clients instead of keeping the money in our own pocket or spending it on inflated overhead expenses.

Is this a limited service listing? If we are discounting our commission won't we also discount our effort?

Absolutely not! We don’t believe in offering “limited” service, and if at any point one of our clients felt they were receiving limited service, we would expect to be fired. Our commitment is to provide as high or higher a level of service and marketing as you would receive from any agent or team charging you double the commission amount. We leverage the latest technology and a tight-knit team of administrative staff to work as efficiently as possible. These systems are what allow us to pass tremendous savings along to our clients while offering full-service support throughout every step of the transaction.

 

Furthermore, many limited and flat-fee services require an upfront, non-refundable payment, regardless of whether your property sells or not. Many also require you to coordinate your own showings and handle your own negotiations. Not us! You hire us for one reason – to get your home sold. We take that job seriously, and if we don’t sell your home then we don’t expect to be paid.

Every property, and therefore every property listing, is unique and offers its own challenges and opportunities. We take this into account with every property we list, and we will use all tools at our disposal to market your property in the most effective manner possible to get your home sold as quickly as possible for the highest price.
